Maintenance requests across many buildings.

For an office that runs maintenance with its own people. Beacon beside a spreadsheet and a shared inbox, and beside the tools priced by the door. Beacon does not collect rent. If that is what you need, a tool that does will serve you better. Checked on October 30, 2026 against each vendor’s pricing page.

The arithmetic

Priced by the person, against priced by the door.

Beacon’s free plan stops at three agents and three sites, and each property is a site. On Pro sites are unlimited and every agent is billed, at $29 a month billed annually. The door-priced tools below bill the units you manage, whoever works them.

100 doors$116$200$250

Those tools do more than requests. DoorLoop’s price includes accounting, leasing and payments. Property Meld says it works best with management companies overseeing 100 or more doors.

Rent and accounting

Beacon does not collect rent or keep a ledger. Property management suites do both on one bill.

Vendor dispatch

Beacon has no vendor portal. Requests reach your own technicians on one queue.

Built for property

A door-priced tool speaks leases and owners from the first screen. Beacon is a help desk that keeps properties and units as sites and locations.

Plainly

Who this fits, and who it does not.

It is

One queue for an office that runs maintenance across many buildings with its own people, with the same bill whether it manages fifty doors or five hundred.

It is not

No rent collection. No leases. No owner statements. No vendor portal. A landlord with a few units who wants rent collected should pick a tool that collects it.

Decide for yourself

Free for up to three agents and three sites.

No card and no sales call. Product names are trademarks of their owners, and none of these vendors is affiliated with Beacon.
